TECHNICAL UNDERSTANDING. PRACTICAL DELIVERY.

Fire-door surveys, installation and maintenance.

Fire-door projects need clear information at every stage. Our specialist division carries out inspections and detailed reporting, helping clients understand the condition of existing doorsets and plan the next steps. We supply and install fire-rated doorsets and undertake maintenance, with the scope coordinated against the project requirements.

Whether the project involves an existing residential building or a new installation package, the starting point is a clear door-by-door scope. A survey should distinguish the condition of the existing doorset from the performance required by the project information. That distinction helps the client decide which doors can be remediated and which require replacement.

SCOPE OF SERVICES

A defined package.
A coordinated approach.

The final scope is agreed against your specification, existing conditions and programme.

01

Survey and assessment

Review the leaf, frame, glazing where present, ironmongery, seals, closing action and visible installation details. Record findings by location so recommendations can be followed through to the relevant door.

02

Supply and installation

Coordinate the specified doorset, opening dimensions, finish and ironmongery schedule. Installation planning also considers the surrounding wall, threshold, access arrangements and making-good responsibilities.

03

Remediation and maintenance

Define the proposed repair or replacement at each location. Work must be considered against the applicable doorset information, rather than assuming that a visually improved door will deliver the required performance.

Department capabilities

  • Fire-door surveys and condition reporting
  • Clear remedial recommendations
  • Supply and installation of fire-rated doorsets
  • Maintenance and remedial works
  • Coordination of frames, ironmongery and surrounding finishes

QUALITY & COORDINATION

Attention to the details
that matter.

We start with the survey findings and the agreed door requirements. Installation or remediation is then planned around the specified doorset and its components, with inspection records and project information brought together for handover.

Working with other trades

Fire-door works connect with the fire strategy, architectural schedules, wall construction and adjacent finishes. Where these documents differ, the requirement needs clarification before procurement or remedial works are agreed.

PROJECT CHECKPOINTS

  • Required door performance and the agreed door schedule
  • Suitability of the proposed leaf, frame and component combination
  • Opening dimensions and condition of the surrounding construction
  • Closing action, hardware operation and specified seals
  • Identification of each completed location and outstanding items

INFORMATION AT HANDOVER

Conex uses Onetrace to record fire-door survey and firestopping information, including materials, inspection evidence and approvals. This supports a transparent quality process and helps retain the relationship between the work and its records.

Useful records.
Clear responsibilities.

Depending on the agreed scope, the package may include survey findings, a completed door schedule, product information, inspection records and maintenance guidance. Retaining the link between the door reference and its records makes future inspection and maintenance easier.

PREPARING YOUR PROJECT BRIEF

A better brief.
A more useful proposal.

Share the information you have, including your site location and target dates. We can discuss the proposed works and identify the details needed to establish a clear package.

  • Existing door schedule and survey information
  • Fire strategy and required door performance
  • Access arrangements and occupancy constraints
  • Quantities, programme and finish requirements

COMMON QUESTIONS

Planning your works.

Can existing doors be repaired instead of replaced?

The appropriate route depends on the survey findings, the required performance and the available doorset information. We can discuss a defined remedial scope; replacement should not be assumed for every defect.

Can you work in occupied buildings?

Tell us about occupancy, access windows and resident requirements. These constraints need to be included in the programme and working arrangements from the start.

What information helps with pricing?

A door schedule, recent surveys, the required performance, quantities, finishes and access arrangements provide a stronger basis for a proposal.
