Project context
Residential refurbishment

Conex carried out internal intrusive surveys and ceiling opening-up works across 256 apartments at Oak Square for Notting Hill Genesis. Opening ceilings exposed firestopping within the voids and enabled examination of concealed service interfaces.

The package involved work within an occupied residential environment, where access, communication and the control of disruption were important to the delivery plan. Limited space for materials, skips and welfare facilities added a logistical constraint.

SCOPE OF WORKS

Specialist work on site

  • Internal intrusive surveys
  • Ceiling opening-up to expose concealed firestopping
  • Review of service penetrations and ceiling voids
  • Associated firestopping works
  • Coordination of access and disruption in an occupied building

The project challenge

The project needed to balance progress with residents’ daily routines. Ceiling works also required attention to dust, noise, manual handling and the protection of occupied spaces.

The delivery approach

Smaller, more frequent material deliveries suited the limited storage space. Work was phased around access and quiet periods, with resident communication and coordination helping the building remain operational.

Project record

Ceiling opening-up exposed concealed interfaces for examination of firestopping and service penetrations.
